Mitsubishi Jisho Residence Co., a major Japanese -condominium sales company, launched sales in January 2011 of units in its environmentally friendly Park House Kichijoji Oikos model condominium project in Musashino, Tokyo. Thanks to the use of various technologies to reduce carbon dioxide (CO2) emissions, it is expected to result in an annual reduction of 13.3 tons of CO2 emissions for the entire project, compared to a conventional building, and drastically reduce the energy consumption of each unit. These and other features resulted in the building being certified by Japan's Ministry of Land, Infrastructure, Transport and Tourism as the "Model Project for Promoting CO2 Reduction in Residential and Other Buildings."

The four-story condominium was built with reinforced concrete and is comprised of nine individual units. Major environmental features include the use of an exterior thermal insulation construction method and a hot water supply system using solar heat installed in most units, which is a first for a condominium project. Besides this, the combination of a solar power system and LED lighting allows daytime lighting needs in common areas to be supplied solely by renewable energy, and providing parking space for two bicycles for each unit instead of a space for a vehicle encourages residents to live a lifestyle that does not rely on private cars.

Rather than depending on pre-sales, by putting units on the market now, with construction already completed, the company can show visitors finished apartments, allowing it to reduce waste further by avoiding the need to build a mock-up show unit and even the printing of sales pamphlets, helping even more to reduce industrial waste and contribute to a healthier environment.
